Exterior & Facade Restoration in NYC

Your facade is failing in more than one place — and your Local Law 11 or parapet report just made it official. We restore the entire building envelope in one program: pointing, lintels, parapets, waterproofing and coatings, with one team handling every permit, filing and inspection.

Book your free on-site evaluation: (718) 772-8498 — send us your FISP report, engineer's findings or photos and we'll tell you what the work actually involves. We respond to every inquiry within 24 hours.

Why patching one item at a time doesn't work

Facade defects rarely travel alone. Rusting lintels crack the brick above them. Open joints let water behind the wall, which spalls faces and rots parapets. A leaking parapet ruins fresh pointing two floors down. Fix these one contractor at a time and you pay for scaffolding twice, coordinate three schedules, and still end up with a wall that leaks.

A coordinated restoration fixes the causes and the symptoms in one mobilization — one scaffold, one crew, one warranty, one point of accountability for the finished building.

What full restoration includes

  • Repointing and brick replacement — cutting out failed joints, matching mortar and brick, rebuilding spalled and displaced sections (masonry & brickwork)
  • Steel lintels and sills — rusted, jacked lintels replaced before they crack the wall above; window sills reset and sealed
  • Parapets and coping — loose parapets rebraced or rebuilt, coping stones reset, caps waterproofed — the exact conditions cited under Local Law 126
  • Waterproofing — clear sealers, elastomeric membranes, flashing and through-wall details that stop water at the source (waterproofing services)
  • Coatings and stucco — failed finishes stripped and reapplied as weather-sealed systems (stucco)
  • Roof-to-wall transitions — coordinated with roofing so the envelope is tight from coping to cellar
  • Compliance closure — SWARMP and unsafe conditions from your Local Law 11 / FISP report repaired and documented for sign-off
  • Sidewalk sheds and scaffolding — access built, filed and maintained by our own crews, not a subcontractor you have to chase

Built around Local Law 11 and Local Law 126

If your building is over six stories, FISP inspections come on a fixed cycle — and an "unsafe" classification means a shed goes up and repairs start on the city's timeline, not yours. Since 2024, Local Law 126 adds an annual parapet inspection for nearly every building fronting a sidewalk, whatever its height. That means small parapet defects now get found — and documented — every single year.

For co-op and condo boards, this changes the math. Deferring facade work no longer defers the cost; it just converts planned restoration into emergency repairs done under violation pressure. Our approach: bundle the conditions your reports already flag into one scoped program, clear them in one mobilization, and hand your engineer the documentation to close out the cycle.

Our process, step by step

  1. Free on-site evaluation — we walk the facade with your FISP or engineer's report (or survey it fresh), sound the masonry, and confirm the true scope so nothing is discovered mid-project.
  2. Fixed written quote — a single itemized proposal covering repairs, access and closeout. No allowances that balloon later.
  3. Permits and filings — we handle the whole process with the city: DOB permits, shed and scaffold filings, and coordination with your engineer of record.
  4. Protection and access — sidewalk shed, pipe scaffold or suspended rigs installed by our crews; entrances, windows and neighbors protected.
  5. Restoration work — pointing, lintels, parapets, waterproofing and coatings executed in the right order, so finished work is never damaged by the next trade.
  6. Inspections and sign-off — we schedule and attend the inspections, close the permits, and deliver the documentation your board and engineer need for the file.

Throughout the job, one project manager is your single point of contact — the same promise we make on every project, from a brownstone repoint to a full commercial facade.

How pricing works

No two facades are alike, so we never price from the sidewalk. We visit your building free of charge, review your reports, and hand you a fixed written quote — no obligation, and no surprises once the scaffold is up.

Your price is determined by:

  • Scope — how many facade conditions are being repaired, and how deep the deterioration runs
  • Access — building height and whether the job needs a shed, pipe scaffold or suspended rigs
  • Materials — brick and stone matching, mortar specs, coating and membrane systems
  • Filings — permit and inspection requirements for your building class

The evaluation and quote are always free, and we respond to every inquiry within 24 hours.

Where we work

From our Yonkers headquarters we run restoration crews across Manhattan, the Bronx, Brooklyn, Queens, Yonkers and Westchester County — pre-war co-ops, brownstones, mixed-use and commercial buildings. If your property also carries a DOT sidewalk violation, we can fold sidewalk repair into the same mobilization.

Frequently asked questions

When does a building need full restoration instead of spot repairs?

When defects share a cause. If open joints, spalled brick, rusted lintels and a leaking parapet appear together, water is moving through the wall — and patching one symptom leaves the rest active. Our free evaluation tells you honestly whether a targeted repair is enough or a coordinated program will cost less over the cycle.

Can you perform the repairs listed in our Local Law 11 (FISP) report?

Yes. We repair unsafe and SWARMP conditions from FISP reports — pointing, brick replacement, lintels, parapets, balconies and coatings — and coordinate with your Qualified Exterior Wall Inspector so the work is documented for sign-off and the shed comes down as soon as possible.

Do you handle Local Law 126 parapet issues too?

Yes. Since 2024, most NYC buildings fronting a sidewalk need an annual parapet inspection, and defects found must be corrected. We rebrace or rebuild parapets, reset coping and waterproof the caps — usually as part of the same restoration scope, on the same scaffold.

How much does exterior restoration cost in NYC?

It depends on scope, building height and access, materials and required filings — which is why we quote only after walking the facade. The on-site evaluation is free, the quote is fixed and in writing, and we respond within 24 hours.

Who handles the permits, sidewalk shed and inspections?

We do — the whole process with the city. DOB permits, shed and scaffold filings, inspection scheduling and permit closeout are all managed by our team, with our own crews installing and maintaining the shed.

How long does a facade restoration take?

It depends on the scope and the size of the building, so we give you a written schedule with your quote. Because one team handles access, masonry, waterproofing and coatings, there are no gaps between trades — the most common cause of restoration projects dragging on.

Can residents stay in the building during the work?

Yes. Restoration is exterior work — buildings stay fully occupied. We protect entrances and windows, schedule noisy operations considerately, and keep the board and residents informed as work moves around the facade.

Do you work with co-op and condo boards?

Yes, regularly. We present the scope in plain language, provide the itemized fixed quote boards need to compare bids, coordinate with your managing agent and engineer, and deliver closeout documentation for the building's records.
