What we do
Most of our roofing work is on the buildings New York is actually made of: flat-roofed row houses, brownstones, mixed-use walk-ups and small apartment buildings — plus pitched shingle homes in Yonkers, Queens and Westchester.
- Torch-down (modified bitumen) — the workhorse of NYC flat roofs. We install two-ply and three-ply systems with properly heat-welded seams, the detail where cheap torch-down jobs fail first.
- EPDM rubber roofing — a single-ply membrane suited to roofs with foot traffic, odd shapes or many penetrations. We install fully adhered systems and repair seams, shrinkage pulls and punctures on existing EPDM.
- Shingle roofing — repair and full replacement with architectural shingles, including underlayment, ice-and-water shield at eaves and valleys, and ridge ventilation.
- Leak diagnosis and repair — we trace the water back to its actual entry point instead of patching over the stain.
- Flashing, parapets, bulkheads and drains — the transitions where the roof meets everything else, which is where most flat-roof leaks actually start.

Repair or replacement? An honest answer first
This is the question every owner really wants answered, and it deserves a straight answer — not an automatic pitch for a new roof.
Repair usually makes sense when the membrane is sound overall and the problem is local: a failed seam, a puncture, blistering in one area, cracked flashing at a wall or pipe, or a clogged drain that's been ponding water. On torch-down and EPDM these are targeted, same-week fixes.
Replacement is the better investment when the roof is at the end of its service life: widespread cracking or alligatoring, seams failing in multiple places, soaked insulation underneath (a spongy feel underfoot is the giveaway), or a roof that has already been patched — and layered over — repeatedly. Patching a saturated roof buys months, not years, and you pay for the same access and labor each time.

How we find a leak
Water travels. On a flat roof it can enter at a parapet wall, run along the deck and appear as a stain thirty feet away. Chasing stains is how buildings end up with five patches and the same leak. Our diagnosis works from the outside in:
- We inspect the usual suspects first — seams, flashing, drains, pipe boots, skylight curbs, and the parapet walls and copings above the leak's path.
- We check the roof-to-wall interface, where the membrane terminates against parapets and rising walls. Failed termination bars and counter-flashing cause a huge share of "mystery" leaks.
- We look inside too — the stain pattern, the joist direction and the building's history tell us where the water is travelling from.
- You get photos of the actual entry point and a fixed written quote for fixing it — not a guess.
Parapets, flashing and Local Law 126
On NYC row houses and small buildings, the parapet is where roofing, masonry and the law meet. Since 2024, Local Law 126 has required annual parapet inspections for buildings whose parapets front the public right-of-way — and deteriorated copings, cracked parapet walls and failed flashing are exactly what those inspections flag. Larger buildings of six stories or more face the same conditions in their Local Law 11 / FISP facade cycles.
Because we do roofing and masonry under one license, we can rebuild a parapet, reset copings, and tie new base flashing and counter-flashing into the roof membrane as one job — instead of a roofer and a mason each blaming the other's work when the leak comes back.
