What we do
Stucco done right protects a facade for decades. Stucco done wrong traps water, cracks and peels within a couple of winters. Our crews handle the full range:

Why stucco fails in New York
Stucco itself rarely fails first — the details around it do. Sealant at windows and parapets dries out, copings crack, and water gets behind the coating. Then the freeze-thaw cycle takes over: trapped water expands every winter night, pushing the finish off the wall a little more each season.
The warning signs, roughly in order of urgency:
- Hairline cracking — normal shrinkage or thermal movement; sealable if caught early
- Stair-step or wide cracks — the substrate or structure is moving; the cause has to be fixed before the finish
- Staining and streaking — water is traveling behind or across the finish from a failed detail above
- Bulging, blistering or hollow-sounding areas — the coating has separated from the wall and will eventually shed
EIFS has its own failure mode: older barrier-type systems had no drainage plane, so any water that got in stayed in — quietly rotting sheathing and framing. When we repair EIFS we check for trapped moisture first and rebuild with modern drainage details, not just a cosmetic skim.
The rule we work by: find and fix the water first. Patching over a wet wall is the most expensive kind of cheap repair — it looks fine for a season and fails again.

Frequently asked questions
Can stucco cracks be repaired, or does the whole wall need re-coating?
Hairline cracks and isolated damage can usually be cut out, filled and refinished with a color- and texture-matched repair. If cracking is widespread or the base coat has separated from the substrate, a full re-coat is the honest fix — we tell you which one you actually need after the free on-site inspection.
What is the difference between stucco and EIFS?
Traditional stucco is a cement-based coating applied in layers over masonry or lath — hard, breathable and impact-resistant. EIFS is a multi-layer system with rigid insulation board under a synthetic finish, which adds insulation value but must be detailed with drainage so moisture can escape. We install and repair both.
Why is my stucco staining, bulging or sounding hollow?
Those are the classic signs of water trapped behind the finish — usually from failed sealant at windows, copings or penetrations. Freeze-thaw cycles then push the coating off the wall. We find and fix the entry point first; patching over trapped moisture just moves the problem to next winter.
Do I need a permit for stucco work in NYC?

Can you match my existing stucco texture and color?
