Paving stones, driveways, steps & fences in NYC

A sinking driveway, cracked steps or a leaning fence drags down the whole property — and every NYC winter makes it worse. We install paving stone and asphalt driveways, concrete steps and walkways, and PVC and wood fences on properly compacted, properly drained bases, so they stay flat and straight for decades instead of failing in three winters.

What we build

Almost every failed driveway or walkway we're called to replace failed for the same reason: the base underneath it. In New York's freeze–thaw climate, water that gets under a slab or paver bed expands as it freezes and lifts the surface — that's frost heave, and it's why driveways crack, pavers sink and steps pull away from the house. We build from the ground up: excavation to the right depth, compacted stone base, correct pitch for drainage, then the finish surface. That discipline is the same one we bring to DOT sidewalk repair, where the work has to pass a city inspection.

  • Paving stone driveways, walkways & patios — interlocking pavers over a compacted, screeded base with edge restraints and polymeric sand joints. Individual stones can be lifted and relaid later, which makes pavers the most repairable surface you can install.
  • Blacktop & asphalt driveways — new installation, full tear-out replacement and resurfacing, machine-compacted and pitched so water runs to the street instead of pooling mid-slope or against your garage.
  • Concrete steps, walkways & landings — formed and poured with proper footings, reinforcement, expansion joints and a non-slip broom finish. We also set granite and bluestone treads for front entrances.
  • PVC & vinyl fencing — privacy and picket styles, maintenance-free, with posts set in concrete below the frost line so they never lean.
  • Wood fencing — classic board, stockade and picket designs, built with straight lines and solid gates that still swing true years later.
  • Driveway aprons, curbs & retaining walls — the structural pieces that tie your driveway into the street and hold back grade changes.

Drainage, frost heave and the curb line — the details that decide how long it lasts

Three things separate a driveway that lasts 25 years from one that fails in five:

  • Drainage — every surface we install is pitched away from the house and toward a legal discharge point. Where the grade works against you, we install channel drains, catch basins or dry wells so water never sits on the surface or undermines the base.
  • Frost-heave protection — proper excavation depth, a free-draining compacted stone base and correct joint work keep water from collecting under the surface, so the freeze–thaw cycle has nothing to lift.
  • The DOT curb and sidewalk interface — where your driveway meets the public sidewalk and curb, the work is regulated. Driveway aprons must be poured to DOT spec — 7-inch-thick concrete instead of the standard 4-inch sidewalk flag — with the correct curb cut and transitions. Get this wrong and you're looking at a failed inspection or a future sidewalk violation. We build it to spec the first time.

If your sidewalk is already cracked or cited, the smartest move is to handle the sidewalk, apron and driveway as one project — one mobilization, one permit process, one matching pour.

Our process

We handle the whole process with the city — permits, filings, inspections — wherever your project touches the public right-of-way. Here's how a project runs:

  1. Free on-site visit — we walk the property, measure, check grades and drainage, and talk through material options with real samples and honest trade-offs.
  2. Fixed written quote — a detailed, itemized quote with a clear scope. The number in writing is the number you pay.
  3. Permits and filings — where the work involves the curb line, apron or sidewalk, we file the DOT permits under our license and handle utility mark-outs before we dig.
  4. Excavation and base work — tear-out, excavation to depth, stone base placed and machine-compacted in lifts, pitched for drainage. This is the step most contractors rush; it's the step we refuse to.
  5. Installation — pavers laid and compacted with edge restraints, asphalt machine-paved and rolled, concrete formed and poured with reinforcement and joints, fence posts set in concrete and lines strung straight.
  6. Inspection and clean handover — city inspections requested and passed where required, site cleaned, and you get a walkthrough before we call it done.

Most residential driveways and fence lines are completed within days, not weeks — we'll give you a schedule in the written quote and stick to it.

How pricing works

No two properties price the same, so we don't guess over the phone and we never publish one-size-fits-all rates. We visit your property free of charge, measure the actual job, and hand you a fixed written quote — no obligation, no surprises later.

Your price is determined by:

  • Square footage and linear footage — the size of the driveway, walkway or fence line
  • Material choice — paving stones vs asphalt vs concrete; PVC vs wood; standard vs premium styles
  • Base and drainage conditions — excavation depth, soil, tree roots, slope and any drains the site needs
  • Access — tight urban lots that require hand work price differently than open suburban driveways
  • City-regulated work — whether the scope includes a DOT apron, curb cut or sidewalk flags

Permit filing for right-of-way work is handled by us as part of the job — never a mystery line item. We respond within 24 hours and can usually schedule your visit the same week. Request your quote here.

One crew from Yonkers to the boroughs

From our Yonkers headquarters we run paving and fencing crews across Yonkers, the Bronx, Queens, Brooklyn, Manhattan and Westchester County. Driveway and fence work often pairs naturally with masonry and brickwork, waterproofing and full exterior restoration — one contractor, one point of responsibility. You can see recent installations in our project gallery.

Frequently asked questions

How much does a new driveway or fence cost in NYC?

It depends on square footage, material choice, base and drainage conditions, access, and whether the scope includes DOT-regulated apron or curb work — which is why we quote only after seeing the property. The on-site visit and fixed written quote are free, and we respond within 24 hours.

Paving stones or asphalt — which is better for my driveway?

Asphalt is the faster, more economical surface and handles plowing well. Paving stones cost more up front but individual stones can be lifted and relaid if anything ever settles, and they add real curb appeal and resale value. We bring samples to the free visit and price both options so you can decide with real numbers.

Why did my old driveway crack and heave, and how do you prevent it?

Almost always frost heave: water gets under a thin or poorly drained base, freezes, expands and lifts the surface. We prevent it with proper excavation depth, a machine-compacted free-draining stone base, correct pitch and drainage, and proper joints — so water never sits where it can freeze and lift.

Do I need a permit for driveway or fence work?

Work on your own property often doesn't, but anything touching the public right-of-way — the driveway apron, curb cut or sidewalk — requires DOT permits, and fences must comply with local zoning height rules. We confirm exactly what applies to your property and handle all permits, filings and inspections as part of the job.

Can you replace my sidewalk and driveway at the same time?

Yes — and it's usually the smartest way to do it. The apron where your driveway crosses the sidewalk must be poured to DOT spec at 7 inches thick, so combining sidewalk, apron and driveway means one mobilization, one permit process and a matching finish. If you have an open sidewalk violation, we clear it as part of the same project.

What happens if water pools on my driveway?

Standing water works into joints and cracks, undermines the base and becomes an ice sheet every winter — it's the start of every driveway failure we see. Depending on the grade, we correct the pitch or install channel drains, catch basins or a dry well so water leaves the surface instead of sitting on it.

How tall can my fence be?

Height limits depend on your zoning district and whether the fence is in a front, side or rear yard — the rules differ between NYC and Westchester municipalities. We check the rules that apply to your specific property before we build, so the fence is compliant from day one.

How long does installation take?

Most residential driveways are torn out and finished within a few days, and most fence lines within one to two days, weather permitting. You get a written schedule with your quote — and we respond to every inquiry within 24 hours to get things moving.
